Government extend Rent Pressure Zones
On the 20 June 2025, the Government extended rent pressure zones to all areas nationwide until 28 February 2026 following the enactment of the Residential Tenancies (Amendment) Act 2025.
A rent pressure zones is an area where rents cannot be increased by more than 2% per annum or the general rate of inflation, whichever is lower.
The rent pressure zone calculator on the Residential Tenancies Board’s website can be used to calculate the maximum rent increase allowed for properties in rent pressure zones.
There are limits on rent reviews in rent pressure zones and there are different rules on rent reviews depending on whether the tenancy is new or existing at the time the area becomes a rent pressure zone. For new tenancies in rent pressure zones, landlords can review the rent every 12 months. For existing tenancies, landlords can review the rent 24 months after the beginning of the tenancy or the date the tenant was notified in writing of their last review.
There are three types of properties which are exempt from the rent pressure zone rules which are a property that has not been rented for two years before the new tenancy start date, a property that is a protected or proposed protected structure and has not been rented for 12 months before the new tenancy start date and a property that has undergone a substantial change in the nature of the accommodation.
